Landlord Information Booklet PREPARATION OF TENANCY AGREEMENT Prepare all the relevant document and sign with the tenant • We prepare a Residential Tenancy Agreement with all the relevant documents and sign the agreement on your behalf. • Once the tenant signs and commences the lease we will send you a copy of the front page of the agreement for your own records. INSPECTION AND REPORTS Regular inspections of your property will ensure that the tenants are maintaining your property to a high standard all times. • Initial and final inspection: a detailed condition report with photos at both the commencement and termination of each tenancy. This reduces the likelihood of dispute over the responsibility of repairing any damage to the property. • Periodic inspections: three to four months after the tenants have moved in then twice a year thereafter, we conduct an inspection to check the condition of the property. Inspection reports with internal photos will be posted to you. REPAIRS AND MAINTENANCE Regular communication with you to arrange the maintenance work to complete in an appropriate way • Tenants must submit a request for maintenance in a written form. • Then you will be advised of any necessary repairs and maintenance required as per the Management Agency Agreement. • We organise quotes and notify you of any major repairs. Following your approval we will arrange the work to completion with regular communication with you at all times. • C J Real Estate has full complement of Tradesmen whose services we have engaged, and their workmanship and reliability are of the highest standards at competitive prices.
